Location

Cornwall’s unique character comes from its historic landscape and some 400 miles of spectacular coastline. Beersheba Lodge, set in two and a half acres, is one of a group of former farm buildings on the hills above St Ives & Carbis bay. There are panoramic views across open countryside and woodland with, in one direction St Ives Bay to Godrevy Lighthouse and the beaches of Hayle Towans and in the other glimpses of the Atlantic.

Carbis Bay has a lovely beach which rarely has any surf so makes for an ideal spot for families as the sea here is perfect for swimming. It is also one of beaches that make up St Ives Bay, listed as one of the world’s best by the Most Beautiful Bays in the World Organisation, the beach at Carbis Bay is surrounded by sub-tropical plants and lapped by turquoise waters.

St Ives centre and harbour is just over two miles away and is home to the landmark Tate St Ives Gallery (built in 1993) the famous Barbara Hepworth Museum and the equally famous Bernard Leach Pottery. St Ives is bordered by three beautiful sandy beaches which are repeatedly voted among the best in the British Isles, one (Porthmeor) particularly for surfing. Set against the colourful backdrop of the working fishing harbour, the turquoise waters of St. Ives have attracted artists since the 19th century due to its renowned clarity of light. The town, with winding cobbled streets, is also a foodie destination packed with numerous restaurants, pubs and cafes all offering excellent fare including the award-winning Porthminster Beach Café, set right upon the beautiful calm beach.

At nearby Lelant, overlooking the Hayle Estuary there is a spectacular links golf course with views stretching up towards Godrevy Lighthouse.

St Erth train station, just 3.5 miles away, on the London Paddington to Penzance line offers a regular service to London.

Schools - St Ives has some outstanding schools across all ages. St Ives Infants, St Uny Academy Primary School, St Ives Juniors and St Ives Secondary School was the first Secondary school in Cornwall to receive the Ofsted Outstanding classification. Further education is available in Penzance at the outstanding Truro and West Penwith College.

Supermarkets - There is a Tesco Supermarket in Carbis Bay 1.8 miles away and an Asda superstore in Hayle is 4 miles away.

Description

Beersheba Lodge, a former farm building, is one of six properties on a hilltop hideaway with panoramic views out over St Ives Bay, open countryside and woodland yet only a short distance from St Ives, its cultural activities, shops and restaurants along with its three beaches as well as that of Carbis Bay.

Ground Floor
From the patio double part glazed doors open directly in the open plan living area which has a vaulted ceiling with exposed A frame beams, stripped pine flooring and double part glazed doors opening in to the conservatory. The open kitchen area has wooden wall and base units with integrated appliances to include a fridge/freezer, oven, induction hob and dishwasher. The south east facing conservatory has a slate floor with underfloor heating and double doors out on to the patio. At the rear of the living area is a door that opens in to an inner lobby off which are two bedrooms and the family bathroom. The principal bedroom is on the right and has built in wardrobes and a window overlooking the driveway whilst the second bedroom has a rear facing window. The family bathroom has a walk in rainfall shower, vanity unit with side cupboards and a WC. The bathroom also has a utility cupboard with washer/drying machine.

First Floor
A return staircase ascends to a galleried landing overlooking the main living area. There is a large cupboard at the top of the stairs which also contains the central heating boiler. The first floor bedroom is a long room with a vaulted ceiling which does have slightly restricted height. There are however fabulous views across St Ives bay from the window.

Entrance
The entrance from the lane is through a five-bar gate on to a gravelled driveway where there is parking for three or more cars.

Gardens

Upper Garden: A private South East facing lawned garden slopes gently away from the barn to a gate opening on to a large gently sloping lower garden.

Lower Garden: The lower garden has magnificent views of the Hayle estuary and cross open countryside and woodland and is bordered at the top by a Cornish hedge, on two sides wire fencing and the other hedging. Over 100 hydrangeas have been planted along with wild roses and a mix of fruit trees. There is an enclosed produce area with four raised bed, along with a hedge enclosed circular seating area.

Outbuildings
There are two wooden sheds off the driveway and In the lower garden a Summer House (with Power) with a patio in front and a garden machinery & Potting shed.

To Note
1. Horses and cattle graze in the surrounding fields and the lower garden would be equally suited for animal grazing if required.
2. There is a water supply in the lower garden.

Directions

From the A30 take the turning for St Ives. At the second roundabout turn left on to Mill Hill and continue for just over a mile and a half and take a right turn sign posted to Carbis Bay on to Trencom Lane and follow for just under half a mile and there is a right turn in to Beersheba Farm Follow the lane round and once through the granite gate posts Beersheba Lodge is the first property on the left.
