Description

Brimfield Lodge is a handsome Georgian property situated down a private, gated driveway, and is one of the most important houses in Brimfield. It had previously been in the family of Cnclr John Stone, for over 60 years before the current owners purchased it in 2017.

The house has a deep and interesting history with all previous owners being in the military. The house offers a mix of formal and informal living space, which flows particularly well, with 5/6 bedrooms, set in around 2 acres of formal gardens and woodland.

The front door opens into the beautiful entrance hall which has oak flooring, and you are immediately met with high ceilings, which continue throughout the whole house, creating an open, spacious feeling.

To the right leads to the elegant double aspect drawing room which looks out over the front garden. The ceiling has ornate cornicing and rose, panelling on the walls, and a wood burner set within a stone surround.

The formal dining room has sash windows with working shutters. There is a unique 1950's fireplace in this room which works really well along with a grand piano.

Further into the hallway and to the back of the house, leads to the sitting room which has a wood burner, and beautiful panelling detail. There is also a built-in cupboard seamlessly integrated into one of the panels, and a door to the porch that leads outside to the bridge.

A corridor flows beautifully and provides access to a WC, a butlers pantry/laundry room with plenty of original storage cupboards and the cellar. The cellar is particularly spacious and has six storage rooms including a wine store, coal store, gym area, garden store, plant room, a workshop area, WC and access outside to the gardens.

The final room on the ground floor is the kitchen, which has an electric oven, a two oven electric AGA, integrated fridge and dishwasher, granite worktops floor and base units and a Belfast sink.
There is an ample sized pantry with shelving on both sides and plenty of storage space, along with a door providing access to the garden and raised decking area.

There is a larger storage room with a WC, a door that leads out to the garden with the original servant bells in the corridor. Leading out to the garden there is a log store, a boiler room and a tunnel leading under the bridge to the coach house.

Stairs rise to the first floor where there are five bedrooms. The principal bedroom has double aspect sash windows with wonderful views and a feature fireplace. It has a spacious en suite with a free standing roll top bath and a separate rainfall shower, and underfloor heating.

Three of the further double bedrooms have built in wardrobes, two of them have double aspect sash windows and two of them have original fireplaces. Across the spacious landing is a single/small double bedroom, which is currently used a home office, but has potential to be a dressing room, or a further bedroom. There is also a family bathroom, along with another separate WC.

A second set of stairs lead up to the second floor where there are three rooms currently used for storage, and one which could potentially be used as another bedroom. There are stunning views from this floor across the fields and countryside beyond.

This part of the house could work particularly well as further bedroom space, a games room or a teenagers pad/cinema room.

Outside

Entering through double electric gates, down the tarmac driveway there is a wonderful beach tree and a horse chestnut tree along with a range of other specimen trees. To the left of the driveway is a beautiful woodland walk through the trees, where there are two log stores, which leads to the rear garden which is mostly laid to lawn, an orchard and original stone ha ha.

An interesting part of Brimfield Lodge is a raised bridge, with stone ballustrade, at the side of the house going over the coach houses and has stunning views over the gardens. There is a traditional brick outbuilding which were the previous stables, which has planning permission for a two bedroom, two storey property. A rear gravel courtyard provides further parking where there is an EV charging point.

Whilst walking the grounds of Brimfield Lodge it is evident that the house was of some importance during the course of its life as the gardens are laid out with a formal lawn area with planted borders and a number of very old trees, which really do add to the setting and stand extremely proud within the grounds. The gardens offer full privacy with high leylandi and beech hedging, there are parterre box beds and gravel walkways to enjoy your surroundings.

There is a raised decking area to the back of the house with glass panelling offering the perfect space for alfresco dining.

A gate within the grounds does provide access to a further acre of pasture land which the previous owner still retains.
