Reepham is a charming rural town with a weekly market that was established in 1277. The distinctive market square is host to antiques fairs, and is the focal point of the town with the imposing Dial House, the neighbour of The Old Bakery, a boutique bed and breakfast and host to 'Bread Source' artisan bakers and cafe, a delicatessen, butchers, public house, florist, gift shops, antique shops and post office. Beyond the market place is a Co-op & Spar, further antique shops, news agent, health care centre and cafes including the Railway Station, on the edge of the Marriots Way, a public owned 26 mile long disused railway between Norwich and Aylsham, providing excellent walks. The town has become renowned for its state education, with a highly regarded primary school, and an 'outstanding' secondary school with sixth form college.

The ever popular town of Holt is about 10 miles and is famous as the home of Gresham's Public School as well as for its excellent independent shops and restaurants. The town of Aylsham is about seven miles and also has a lovely market square, with the national trust owned Blickling Estate to the north-west of the town. There are also excellent shopping facilities.

The Cathedral city and regional centre of Norwich is about 12 miles and the North Norfolk Coast, renowned for its sandy beaches, bird reserves and sailing facilities is about three miles to the north of Holt.

Enjoying a fine south facing position overlooking the market place of Reepham, The Old Bakery is one of the select few houses dotted amongst the retail offerings of this charming market town. The handsome house dates back to the 17th century, with a later Georgian front and later, as the house evolved from the bakery. A principal part of life in Reepham during Victorian times, the house remained a bakery through to the 1960s, where it became two houses before being returned to one. The Old Bakery is now ready for the next custodian to make their mark. Whilst it has been a much cherished home, it is now dated and requires updating, but has a great foundation to work from with the period detail such as alcove shelving, fireplaces with chamfered beams, and the lovely sash windows on the south façade. There are an array of rooms of differing sizes and functions, which provides great adaptability across both floors, with cosy spaces but also opportunity to return rooms back to their original layout. A pair of staircases either end of the house lead up to the first floor. Coach House & Gardens
At the rear of the garden is the coach house, an attractive building of mellow red brick and lime mortar, under pantile roof with distinctive weather vane. Double doors at the front give access to a large space of about 7m x 5m, with pedestrian door to the side and window. Steps lead up to a first floor, with boarded floor on the same scale as the ground floor. The building is in good condition, with the roof having been replaced together with structural work to the retaining walls. The building could be utilised in so many ways, whether it be a work from home space, gym, pilates studio or perhaps an Airbnb. Adjoining the coach house is two bay car port, with loft above.

The entrance to the property, from the Market Place, is through the original wrought iron gates onto a drive leading up to a parking area. The gardens are entirely enclosed, with high walls, or surrounding buildings, and are private and not overlooked. The walled garden area is a particular delight, with south to west orientation, and almost a little oasis amongst the town environment.
