Beggars Bush is a hamlet situated approximately 4.5 miles from Presteigne and 6 miles from Knighton. The hamlet is well known for its hillfort, named Castle Ring which resembles more of a fortified enclosure and is situated within Castlering Wood. The area has plenty of footpaths with part of the Offas Dyke path going through Beggars Bush itself.

Presteigne, was once the county town of Radnorshire and nestles at the heart of the Mid Wales Marches on the border of Wales and England. Surrounded by extremely beautiful, unspoilt countryside, this thriving border town has many unique qualities that make it both a perfect destination and a base from which to explore with access to Offas Dyke and the Shropshire Hills, Brecon Beacons and the Radnorshire Hills. Set alongside the river Lugg, at the corner of the three counties of Shropshire, Herefordshire and Powys, it is within driving distance from Hay on Wye (19 miles), Hereford (23 miles), Ludlow (18 miles) and Shrewsbury (39 miles). Approximately an hour and a half drive from Birmingham (57 miles) and the beautiful coastline of West Wales, the area is well placed for exploring, visiting and commuting.

Knighton approximately six miles away has a train station with four trains running daily in each direction, northbound to Shrewsbury and southbound to Swansea.

Presteigne and Knighton have primary and secondary schools. Well renowned schools in the private sector include Bedstone School, Bucknell, Lucton School, Herefordshire and Moor Park, Ludlow.

Description

Penoffa Farm is a wonderful haven, surrounded by the most beautiful scenery. On a clear day you can see as far as The Brecon Beacons, Pen Y Fan and Hergest Ridge. The farm is a registered small holding and has a number of business incomes, whether it be from the farm itself, the separate holiday lodges and bungalow, and the enclosed dog walking paddock, currently run as a business.

A selection of traditional and modern outbuildings, along with a main farmhouse, separate bungalow and two holiday lodges which are advertised through Sykes.

The main farmhouse dates back to about 1849 with later additions and has been updated and refurbished by the current owners. The main yard provides ample parking for a number of vehicles along with access to the outbuildings, paddocks, land and woodland and the main house and bungalow.

Penoffa Farm is accessed via a front door into a porch and boot room with built in cabinets and a hanging rail. This room leads into the utility room which has fitted units, a sink and a door into a separate shower room and WC. The open plan kitchen and dining room has a Clearview wood burning stove, space for dining and a kitchen with wooden wall and base units, space for a cooker, a dishwasher and a double sink.

Off the dining area is the sitting room which has French doors leading onto a decking area at the back of the house, a Danish wood burning stove and a stable door leading through to the hallway. Within the hallway is an understairs cupboard which has been converted into a useful pantry.

The inner hallway provides access to two spacious reception rooms, both with wood burning stoves. The larger room is a single storey and has a Clearview Stove and wonderful views towards the woodland and Hergest Ridge. The second is a smaller snug with views of the woodland.

Stairs lead up to the first floor where there are two guest bedrooms to the front of the house, both doubles with en suite shower rooms. There is a further double bedroom, which could have an en suite fitted and the principal bedroom with wonderful views, and an en suite bathroom with a shower, bath and a heated towel rail.

Next to the main house, and the boot room is the laundry room. This room has plumbing along with a shower room and could work very well as a home office, hobby room or games room. There is a mezzanine floor for further space/storage. There is a further bedroom/teenagers pad with a sitting room, kitchenette and a first floor area/bedroom with built in units and storage.

Bungalow & Gardens

Within the courtyard, is a bungalow which has a spacious kitchen and sitting room, with fitted units, and tiled flooring. A shower room which is fitted out for less mobile people and a double bedroom with storage cupboards. There is a separate garden area and a decked area with seating outside. This would suit multigenerational living.

The gardens are to the back of the house and are fenced off, mostly laid to lawn with a separate orchard area planted with a number of fruit trees and also a chicken run. There is a decking area at the back of the main house which is perfect for al fresco dining and admiring the wonderful and breathtaking views. The private driveway leads up to the main yard, with some paddock land on the right hand side, including an area planted with 500 Christmas trees (still in very early growth), and a wonderful Dew pond. The driveway also provides access to the holiday lodges, the caravan and camping site, approved by the Caravan & Camping Club and a fenced dog walking field, for dog walkers who pay to exercise their dogs in this fine facility. It has a car park system offering the ability to keep your dogs safely off the lead.

Land & Outbuildings

The land extends to about 42.54 acres, which has Organic status and is a mixture of undulating pasture land and woodland. The south field is about 16 acres and is split into four separate paddocks, with a large corral for livestock. There is a wonderful woodland with a walk leading onto Offas Dyke path, and a further field split into five paddocks of about an acre each, which has access to the outbuildings providing direct turnout. All of the paddocks are connected to a water supply. The woodlands reap enough logs for the log burners, and to provide sustainable heat.

There are a good range of outbuildings comprising of traditional stone, steel portal framed, workshops and a round barn. They sit on the outskirts of the main yard with the livestock and machinery barns offering access directly onto the paddocks and land. The barns are fitted with electricity and lighting. There is a storage barn for feed with a floor above currently being used as a hobby area. There is a traditional stone barn which, with the correct planning permission, could be suitable for conversion.

The round barn is block and brick construction with a corrugated iron roof and is spacious, offering further potential with the necessary planning permission. There are four kennels outside one of the workshops which has a vehicle inspection pit, and has been fitted with a new electric board and lighting.

Holiday Lodges

There are two holiday lodges of wooden construction which are advertised through Sykes. Both lodges have WiFi connected.

Lodge 1- sleeps eight and has a spacious parking area, a garden, decking area and hot tub. There is a veranda seating area to the front of the lodge, two ground floor double bedrooms, a shower room, living room and kitchen diner with a utility room and a secondary living room. On the first floor is a double bedroom with a WC and sink and the main bedroom with an ensuite bathroom and a built in wardrobe.

Lodge 2- Sleeps 5, with a spacious parking area, patio and hot tub. This lodge also has a veranda seating area with a living room and diner, a kitchen, utility room with space for a washer tumbler. On the first floor and three bedrooms including a twin room, a single room and a double. There is a family bathroom.
