Location

1 Mid Brae has a stunning setting on Craigtoun Hill above St Andrews. The house is enveloped within the back nine of The Duke's Golf Course being beside the par 3 16th hole. It is close to the grounds of Craigtoun Country Park. The outlook over St Andrews and to the sea is quite superb with Hamilton Grand and St Salvator's Chapel clearly visible.

The Duke's Course is owned by Kohler Company who also own The Old Course Hotel. It is a stunning parkland course with magnificent views over St Andrews.

Mount Melville is a quiet, hamlet-style area of St Andrews. It is away from the noise and traffic of the lively student areas of town whilst being in easy reach of all the shops, pubs and restaurants. There is a footpath into town along the Fife Pilgrim Way, through ancient woodlands and along the medieval Lade Braes.

St Andrews is renowned worldwide as the home of golf. There are now seven golf courses at St Andrews including the Old Course, regular host to the Open Championship which will next be staged there in 2027. There are many other golf courses in the area including two courses at St Andrews Bay, Kingsbarns, Crail, Dumbarnie and Elie.

The University of St Andrews is one of the oldest in Britain (founded in 1413) and attracts students from all over the world. The town benefits from a cinema and the Byre Theatre. It provides good state schooling at Madras College (which is moving to a new site closer to the west of town) and private co-educational schooling at St Leonards. The High School of Dundee is within easy reach.

Beyond St Andrews is the East Neuk of Fife with its spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. Leuchars railway station (4 miles) is on the main Aberdeen to London line and connects to Dundee and Edinburgh. Edinburgh Airport is only 50 miles away.

Description

Mid Brae was originally built in 1926 as a terrace of three workers cottages serving Craigtoun Mansion at the top of the hill. The houses are constructed of harled brick under pitched slate roofs.

The properties were sold in 2021 and were remodelled as a pair of substantial, semi-detached country houses. No 1 is laid out with a large, open plan living room in the heart of the house with a bay window to the west and French doors opening into the garden to the east. It is finished and equipped to a high standard. There is a twin tank pressurised hot water system.

A path leads to the front door. The hall has a recess with coat hooks and a separate WC. The utility room behind has a half-glazed door to the garden and contains a sink and an ElectriQ washing machine.

The living room / kitchen in the heart of the house is a superb room. The living area has a bay window and a 65 inch Sony Bravia LED TV. The kitchen has L shaped units with appliances including a double sink, halogen electric hob, Belling wall oven, microwave, dishwasher, and Espresso machine. There are French doors to the back garden.

Beyond the kitchen is a ground floor bedroom with an angled hanging cupboard and French doors opening onto the front terrace. The shower room is fully tiled with a Mira thermostatic shower, WC, wash basin and heated towel rail.

From the living room a door leads to stairs to the first floor. There is a box room over the stairs with astroturf. The bedroom corridor has a Ramsay ladder up to an attic with the Worcester boiler and hot water cylinders.

There are three bedrooms on the first floor all with shower rooms.

Directions

From the centre of St Andrews head west on Hepburn Gardens and follow the road out of town towards Craigtoun, The Duke's Golf Course and Mount Melville. Shortly after leaving town take the turning on the left signposted to Mount Melville. Take the turning on the right and follow this private road up the hill. 1 Mid Brae is on the left.
