Description

This outstanding Grade II* listed early Georgian house (1733-5) is located within a handsome terrace on Stoke Newington's highly sought after Church Street. The house has undergone an exacting restoration by the current owners in the recent years under the the conservation expertise and sympathetic eye of Butler Hegarty Architects. The renovation involved the reunification of the upper levels following 20th century divisions, and the creation of a one bedroom flat on the lower ground level, resulting in an exceptional five bedroom house just shy of 4,000 sq ft.

The house is replete with historical material, reflecting its statutory listing. The ground floor retains its original panelling in both front and rear rooms and the staircase is complete from the ground to the third floor alongside original panelling and dado rail. The first floor receptions contain a majority of original panelling and so too the second floor, in particular its front room. The renovation included the removal of non-original aspects, as well as top-to-bottom repair and reinstatement in the original language where necessary, including chimneys, brickwork, roof and windows, and the immediate surrounding landscapes.

This house is wider than most owing to its straddling of a grand carriage gateway. This has resulted in extra rooms on the first, second and third floors spanning four windows in width rather than the usual three.

York stone steps and cast iron railings lead you up to a Greek revival doorcase with panelled pilasters, garland and Patera frieze, and a mutule cornice of the Doric order.

To the front on the ground floor is the formal dining room where panelled walls are illuminated by two high six-over-six sash windows. An open fire is set within a marble surround and topped by an ornately carved 18th century mantle. The original pine floors unite the dining room and kitchen, which has been reimagined for the 21st century with bespoke shaker cabinets, Welsh slate worktops and an range cooker perfectly placed with the Carrara framed cove of the angled chimney. The deep South facing sash windows bring in wonderful light to the room with great views over the garden. There is a guest cloakroom on this floor. The very private South facing rear garden has wonderful mature shrubs and plants.

The beautiful and original box staircase has survived over the decades, running alongside alternating barely twist balusters to reach the upper floors.

The formal reception to the front on the first floor is such an elegant room which is flooded with light due to the three floor to ceiling sash windows. A gas fire replaces a 19th century fireplace, housed by an original surround. The reception room opens to a cosy snug to the rear with South facing views over the garden and study to the side with exquisite new palettes that adorn the walls.

Th principal suite on the second floor again has the gorgeous trio of deep sash windows to the front, rich textured floorboards with panelled walls and revealed brick chimney piece. The en suite bathroom has been sensitively designed within another panelled room. There is a further bedroom on this level.

The upper floor offers a further two double bedrooms with one ensuite bathroom and another family bathroom. There is also an essential utility room on this level.

The lower ground floor offers an independent one bedroom flat with has access to a very private rear patio.

This is an exceptional house and has to been seen to be fully appreciated.
