Location

The village of Fearnan is situated on the north shore of Loch Tay. It is 4 miles west of Kenmore where there is a marina, a pretty beach, a cafe and restaurant and a local shop as well as Taymouth Castle and golf course which are undergoing a huge programme of development. The conservation village of Fortingall is less than 3 miles away and Aberfeldy (10 miles) is popular for its independent shops, cafés and restaurants as well as the Birks cinema which screens mainstream films and hosts a variety of community activities. Breadalbane Academy has a Community Campus with swimming pool, squash courts, gym and climbing wall amongst many other facilities which are available to visitors and residents in the area. Pitlochry (approximately 22 miles) has a Festival Theatre and a railway station. Perth is about 40 miles to the south.   

Being surrounded by dramatic highland perthshire scenery, Fearnan is a great location for accessing a range of water and landbased activities. Kenmore marina, Ben Lawers National Nature Reserve and the new Crannog Centre are three of Loch Tay's most popular attractions.

Description

Taigh Uilltanach is a striking modern house completed in 2004. It is discreet and private, being screened from the village by a neat hedge. The unassuming entrance to Taigh Uilltanach reveals a hidden gem, overlooking its own shingle beach on the shores of Loch Tay. The property has been perfectly designed to capture a far reaching and uninterrupted view up the loch and to the hills beyond. Being single storey with a slate roof and timber frame, its modern design has traditional elements that enable it to sit very comfortably in its surroundings. Taigh Uilltanach has been a much loved holiday home for the last 20 years and it would now benefit from some refurbishment. Internally it has an open plan sitting/dining room with a woodburning stove. The principal bedroom has an en suite bathroom at the west end of the house and there are two further double bedrooms and a bathroom at the east end. All bedrooms have built in storage and floor to ceiling windows framing views of Loch Tay. The kitchen and utility room are at the rear of the house where there is a large timber-framed car port framing the main entrance.

Outside
Taigh Uilltanach sits in just under half an acre of garden which has been landscaped so that the property almost feels as though it is floating on the loch. Gabion baskets edge a neat front lawn and separate it from the shingle beach where the water laps on the shoreside. Solid timber gates ensure complete privacy from the roadside once they are closed.

Directions

From Kenmore follow the A827 west into the village of Fearnan. The entrance to Taigh Uilltanach is on the left hand side just before leaving the village, directly opposite the right turn to Fortingall.
