Location

Lower Norcote is a small hamlet situated to the east of Cirencester, with excellent access to the A419 and A417 roads. The centre of Cirencester is about a mile away, with extensive shopping, pubs, services and health and dental surgeries, while Swindon and Cheltenham are also easy driving distance and provide comprehensive but differing shopping and commercial and recreational amenities. Locally the Cotswold Water Park provides water sports, walking, cycling, riding and golf opportunities.

Communications are first-class with a direct service from Kemble (about seven miles) to London Paddington taking approximately 80 minutes. Both the M4 and M5 are easily accessible via the A417/A419 dual carriageways.

The local area has a wide selection of highly regarded schools in both the public and private sectors and the property is within the catchment for both Kingshill and Deer Park Schools in Cirencester. Private schools include Hatherop Castle, Rendcomb College, Prior Park in Cricklade as well as the schools and colleges in Cheltenham.

Directions

From Cirencester, head east out of town on the Bibury/Burford Road, cross over the A417 via the two large roundabouts and at the traffic lights continue straight on via the B4425. After about 0.3 miles, after passing the turning to the Organic Farm Shop on the opposite side of the road, turn left onto a private road where the house will be the final property on the left.
