Location

Wellandura is situated on the shores of Loch Earn in the pretty conservation village of St Fillans. The area falls within the Loch Lomond and the Trossachs National Park and is extremely picturesque. The closest amenities are in Comrie (6 miles) which has a variety of shops and cafés as well as a nine-hole golf course and two hotels. Comrie has a primary school and medical centre.

Crieff (12 miles) has a selection of independent shops, cafes and restaurants as well as supermarkets, professional services and primary and secondary schooling. Private schooling in the area includes Ardvreck Preparatory School, Morrison’s Academy,Dollar Academy, Strathallan, Glenalmond and Craigclowan (all within 35 miles).   

Loch Earn is popular for all sorts of water sports including sailing, water skiing, canoeing and paddleboarding and there is a watersports centre further along the lochside at Lochearnhead. St Fillans has its own very scenic 9 hole golf course and there are also plenty of opportunities for climbing, hill walking, fishing and cycling in the surrounding countryside. The impressive slopes of Ben Vorlich rise up just to the south of Wellandura. There is a leisure centre and outdoor activities at the Crieff Hydro, while Gleneagles Hotel with its famous facilities, golf courses and restaurants is only 20 miles away.   

Wellandura is 30 miles from the motorway network at Perth enabling quick access to Edinburgh, Glasgow and the north. The nearest train stations are at Gleneagles (22 miles) and Dunblane (23 miles). Edinburgh and Glasgow airports are both within 65 miles.

Description

Wellandura is a handsome C Listed stone villa built in 1872. It has wonderful character with its prominent turret and the decorative timber fascia that adorns the main gable of the property. Original timber skirtings, shutters and facings throughout the house mean that the property has retained much of its original character. Internally, the property would now benefit from modernisation. The vestibule (with its original floor tiles) opens to the reception hall where the staircase curves up to the first floor inside the turret. The sitting room is arguably the best room in the house with a wide bay window looking out over the loch. The dining room has a more angular bay window facing east and also has a fireplace, whilst the kitchen sits in the middle of the house and has a two oven AGA as well as an electric oven and hob. The study, conservatory, utility room and WC are at the back of the house where there is also a door to the garden. On the first floor the main bedroom has an ensuite bathroom and glorious views over the water to the hills beyond. Two further double bedrooms share a bathroom.

Outside
The entrance to Wellandura is via a short driveway framed by stone pillars with double gates. Original wrought iron railings run along the top of the roadside wall and there is a neat terraced lawn to the front of the house. There is plenty of space to park in front and to the side of the house. At the rear of the property the garden has been terraced and divided into sections with attractive stone walls. A pedestrian gate leads across a lane to an area of light woodland of about 0.36 acres which is owned by Wellandura in addition to its immediate garden of about 0.30 acres.

Directions

From Perth follow the A85 through Crieff and Comrie. After leaving Comrie, follow the road west for about 5 miles until reaching St Fillans. Wellandura is on the right, behind black gates, just before the Four Seasons Hotel.
