Location

Wester Blackcastle is situated in a rural position to the south of the village of Tarbrax on the border of West Lothian and South Lanarkshire. Primary schooling is available locally at Auchengray with secondary schooling available at Biggar High School. Biggar is an attractive small town with a busy high street with independent shops, cafés, pubs, a delicatessen and butcher. There are sports facilities at the local community campus and there is also a rugby club. Balerno (15 miles) on the western edge of Edinburgh is also home to a number of similar facilities.

The town of Livingston is 13.5 miles by road and provides convenient road access to both Edinburgh and Glasgow. Livingston has a wide range of shops and facilities which include the Almondvale Shopping Centre and the Livingston Designer Outlet Centre. Livingston also has a wide range of leisure facilities. In addition to nearby Harburn Golf Club there are golf courses at Dalmahoy, Biggar, Carnwath, Lanark and Livingston as well as the local country parks of Almondell, Calderwood and Beecraigs.

In addition to local primary and secondary schooling there are also several private schools on the west side of Edinburgh. Edinburgh City Centre is within 40 minutes drive. Scotland's capital city is known worldwide for its historical and cultural attractions including the annual festival. Glasgow is also within daily commuting distance.

Description

Wester Blackcastle was completed in 2007 by the current owner and offers spacious and comfortable accommodation over two floors with over 3,000 sq ft of floor space. To the front of the house is a porch which leads into a generous entrance hallway which is double height and provides access to the kitchen and reception rooms. The kitchen is fitted with a range of traditionally styled base and wall mounted units and there is plenty of space for a dining table. There are also large sliding doors / windows overlooking the garden. Appliances include a two oven AGA, dishwasher and American style fridge / freezer. There is a good-sized utility room beyond with a door to the garden.

Adjacent to the kitchen is a sitting room that could also double up as a formal dining room and which also has doors to the garden. The larger living room has great views over the surrounding countryside and has a wood burning stove with stone surround. To the other end of the house is a boot room, study and guest cloakroom.

Stairs from the main hallway lead up to a galleried landing off which are four bedrooms. The principal bedroom faces south and has a Juliet balcony, en suite and dressing room. There are a further three bedrooms (one en suite) and a sizeable family bathroom.

The main area of garden sits on the south side of the house and is mostly laid to lawn and bordered by young trees and shrubs. Beyond the garden are areas of woodland and a series of ponds which are a haven for wildlife. There are various mown tracks which make for good walks and there are multiple spots around the ponds for picnics. Subject to the relevant local authority consents, the woodland area would be ideal for a glamping pod or shepherd's hut. The ponds are fed by the Greenfield Burn which meanders through the grounds from the south. To the north of the house is an extensive gravel driveway where there is also a triple garage with store room above.
