Location

Squirrels is situated in Albourne, in the village conservation area. Albourne is a small village set in the picturesque countryside of the Low Weald, to the south west of Haywards Heath, with a primary school and church. There are a variety of local shops and facilities at Hurstpierpoint (two miles) and Henfield (four miles).
Sussex offers many leisure activities locally including golf at Singing Hills, Mid Sussex, Pyecombe and Lindfield clubs, tennis clubs including Wickwoods Country Club, Hassocks and Lindfield, sailing at Brighton Marina, and a variety of local and county athletics, cricket, rugby and football clubs to suit all ages and abilities.
Racing is available at Plumpton, Lingfield and Goodwood, with show jumping at Hickstead. There are miles of footpaths and bridleways across the surrounding countryside, the South Downs National Park and Ashdown Forest. Spa and country house hotels include South Lodge, Ockenden Manor, and Alexander House. Sussex offers a vibrant cultural scene, with world-class opera at Glyndebourne, and the annual Brighton Festival presenting a huge programme of theatre, dance, classical music and literary events.   

Hassocks railway station in just under three miles distant, with services to both London and Brighton. Haywards Heath offers a fast service to London Bridge and London Victoria, journey time from 45 minutes. The A23/M23 lies to the west, giving access to Gatwick airport, the south coast and the M25.      
There are many highly regarded state and private schools in the local area including Albourne primary school, Hurstpierpoint College, Brighton College, Burgess Hill Girls, Lewes Old Grammar and Ardingly.

Description

Squirrels is an impressive modern house, which was significantly remodelled and extended in 2018; it offers excellent living space arranged over two floors. The interiors are outstanding, with a high finish throughout, and careful thought has been given to create a stylish and luxurious home that is both comfortable and well-suited to family life.

The superb open plan kitchen/dining/sitting room forms the major portion of the ground floor, with three sets of bi-fold doors leading out to the decking which wraps the house, creating an easy flow between inside and out; there is a wood burner and an integrated sound system. The utility room offers space for the usual appliances, and has a door to the side of the house. A separate WC completes the ground floor.

The staircase has a powder coated black balustrade, leading up to the galleried landing; a roof light and cleverly positioned windows ensure light floods through the house.

The vaulted, dual aspect principal bedroom suite has a pair of well-fitted dressing rooms, offering practical yet stylish storage. Its stunning en suite bathroom has been recently refitted with micro cement, giving a sleek modern look and fitted with a luxury free-standing bath, walk-in shower, a pair of basins and a WC. There is a two bay car port attached to the house, and an additional two bay car port fitted with two 20 kilowatt electric vehicle charging points. The garden is fully enclosed by fencing, with gates to either side.

To the west of the house is a lawn which leads round to the rear, where there is a spacious covered bar and seating area; it has lighting and a calor-gas powered firepit, creating an ideal space for entertaining and enjoying the outside space throughout the year.

Situated to the east side of the house is a passage with gates at either end, with a timber log store, a bike storage area, a workshop and a timber storage shed.
