Location

26 City Road is set just outside the town centre of the historic town of St Andrews. It is beside the bus station with Kinburn Park beyond and is close to Golf Place, the R&A Clubhouse, the world famous Old Course and the West Sands Beach.

St Andrews is renowned worldwide as the Home of Golf. There are now seven golf courses under the management of the St. Andrews Links Trust, including the world famous Old Course which hosted the 150th Open Championship in 2022. There are many other golf courses nearby including The Duke's Course, two courses at Fairmont St. Andrews, Kingsbarns and Dumbarnie.

St Andrews is well known for its university which is one of the oldest in Britain, founded in 1413. The historic town has an excellent range of independent stores, hotels, restaurants and cultural facilities which include a cinema and the Byre Theatre.

Leuchars railway station is on the main Aberdeen to London line and provides a link to Edinburgh and a sleeper service to London. Dundee Airport offers flights to London Heathrow, and Edinburgh Airport is only 50 miles away.

Description

26 City Road is one of the older buildings in St Andrews, and is shown on the 1820 John Wood or Edinburgh survey map. 26 and neighbouring 28 were built as a shop, warehouse and workshop in Victorian times. The property was converted into two houses in the 1960s. 26 forms the original entrance to the property with two front doors giving access to the house and separate studio flat.

Double doors give access to an entrance hall with a store off.

Bedroom 3 is raised with internal stairs and a bath in the window. There is a store and a cupboard with an Ideal Gas Boiler. Opposite this is a shower room with a waterfall shower.

The main living room / kitchen is a magnificent room with a high ceiling and French door to the west facing garden / putting green outside. The kitchen units have marble worktops, a Beko dishwasher, washing machine and tumble dryer, Lamona cooker and hob with full wall cupboards behind. There is a raised gas fire in the living area, recessed shelves and a fixed TV.

There is a small office area under the stairs next to a large feature floor to ceiling mirror.

26A City Road

The door to 26A is beside the main front door. There is a hallway with coat hooks and stairs down to a studio flat.

The studio is set up with kitchen units which include a sink and fridge. There is an Indesit washing machine. The bed is set to the rear and there is a sitting area. Off this is a tiled bathroom.

Directions

Driving into St Andrews on the A91, turn right at the mini roundabout onto the A915 (City Road). The front doors to 26 and 26A City Road are on the right.
