Location

Penrhos Farm is located just south of the small hamlet of Llantilio Crossenny lying between Monmouth and Abergavenny and a short distance north of Raglan and the A40.
Monmouth and Abergavenny offer a wide range of the usual facilities expected of larger market towns.
The rivers of the Usk and the Wye are also located nearby and the Wye in particular offers a range water based recreational activities, to the north west are the Brecon Beacons which offer similar levels of land based recreation.

Description

The Land
The land is undulating in nature and comprises either Bromyard or Milford soils; known as loamy red soils and given that much of the land is classified as Grade 2 it represents a productive acreage. There has been a program of drainage throughout the vendor’s ownership and an additional benefit is the quality of tracks which provide excellent access to nearly every field.

Most fields benefit from mature hedgerows, there are a number of in field specimen trees; mainly oaks and a number of small water courses run through the land. There are a number farm ponds located on the holding all of which provide environmental and amenity interest. From a number of the fields there are views to the Skirrid and Sugar Loaf Hills.

Farm Buildings
The farm buildings are of relatively modern modular construction and represent an extensive footprint. The workshop building benefits from a rest room and kitchen area with shower and WC and an office. In addition this building benefits from a secure strong room for hand tools and a chemical store. To the rear is a secure lean to building housing a 5000 litre fuel tank. Adjoining the farm buildings is the apple tipping area. Formerly a silage pit the area benefits from effluent tanks as well as an adjacent lorry loading bay. Surrounding the buildings is an extensive apron of concrete.
