The land is situated on the edge of Minishant, a small village on the A77 some 4 miles south of Ayr. Ayrshire is renowned for its mild climate and one of the earliest growing seasons in the country. Description

The subjects comprise a ring fenced block of farmland extending to approximately 25.81 hectares (63.77 acres) in total and ranging from 45m to 50m above sea level. The farmland is presented in four enclosures and is predominantly Class 3(2) according to the James Hutton Institute land classification maps and is current in permanent pasture for grazing livestock.

The land is accessible from the south via the private road to Laigh Midton, from the north via Monkwood Mains or from the west via Monkwood village (there are 2 no. gateways from the Main Road). The Laigh Midton and Monkwood Mains access routes are constituted by non-exclusive servitude rights with maintenance on a user basis.

Directions - From Ayr, head south on the A77 to the village of Minishant (4 miles). The land is on your left hand side opposite the primary school. Take the next left for Laigh Midton (private track just before leaving the village). This track bounds with the southern boundary of the land.
