Location

The village of Empingham is set in a highly desirable position, just moments from Rutland Water, with its wonderful choice of watersports, walking, cycling and nature trails.

The village has several everyday amenities, including a local shop, pub, a medical centre and a primary school, while the village is equidistant from the bustling towns of Oakham and Stamford, both of which are five miles away. Oakham and Stamford both offer a variety of facilities, as well as a number of excellent schools, including the independent Stamford Endowed Schools and Oakham School. The area is well connected by road, with the A1 less than four miles away, while mainline rail services to London can be found at both Oakham and Stamford (via Peterborough or Leicester).

Description

This exceptional building plot occupies a prime position in Empingham village, close to Crocket Lane’s junction with Main Street. It comprises level site of approximately 0.2 of an acre, with a westerly aspect, whilst the proposed dwelling will have a southerly facing main elevation. The site is bounded to the south, east and north by attractive individual homes, whilst there will estate fenced boundaries to Crocket Lane, from which the property’s driveway is accessed.

The approved design is for a detached one and a half storey L-shaped three-bedroomed house, with a gable fronting the road, set well back from the highway towards the western end of the plot. The house, perpendicular to the road, has been positioned on the north side of the site. The house will be approached from Crocket Lane to driveway parking at its western gable, with gardens wrapping around the south and east elevations of the house.

The architect has designed a beautiful house that is in keeping with the traditional materials and characteristics of the conservation village’s surroundings in mind, specifically designed for this particular site, taking design cues from the historic local vernacular.

The approved plans shown main walls constructed with coursed limestone elevations, detailed with limestone ashlar quoins, under a red clay tile roof, with conservation roof lights.    The dwelling is positioned on the northern portion of the site and aligned south-east, with its principal elevation facing southwards, overlooking the garden area.
