Location

Old Mill House is situated at Port Allen which is just to the south of Errol on the banks of the Tay Estuary. Port Allen was a busy grain shipping port in the 18th century but is now a peaceful settlement surrounded by fertile farmland overlooking the Tay Estuary. Errol village (2 miles) has two general stores, a butcher, a pub and an active community. Old Mill is very well placed for private schools in and around Perth (including Craigclowan, Strathallan and Kilgraston) as well as The High School of Dundee and also St Leonards in St Andrews.

Perth and Dundee are 11 and 14 miles away respectively and both have a selection of shops and professional services as well as theatres, art galleries, museums and cinemas. Both towns have a choice of leisure facilities and golf courses while Gleneagles and St Andrews are within 30 miles of Errol.

Port Allen has a lovely rural location. It is close to riverside walks and the reed beds of the Tay, which attract a variety of birdlife. The coastal towns and villages of the East Neuk of Fife are easily reached via the Tay Bridge to the southeast while the rivers, hills and lochs of the Perthshire highlands and the Angus Glens rise up to the north.

Perth and Dundee train stations have regular services to Edinburgh, Glasgow, Dundee, Aberdeen, Inverness and London. Edinburgh Airport is about 48 miles away and there are direct flights from Dundee Airport (12 miles) to London. There are also regular bus services from St Madoes to Edinburgh and Glasgow.

Description

Old Mill House forms the major part of a B listed 18th century farm steading which was converted into a home in 2008. It includes a fabulous circular horsemill. The floor area of the house amounts to 756.4 square metres (8142 square feet) with the most impressive rooms creating an exciting impact in the main body of the house. The reception hall is partially vaulted and has a large fireplace at one end. Whilst it makes a fabulously welcoming entrance to the house, it could also be used as a fantastic entertaining space. From the hall double doors lead to the beautiful circular horsemill. A multitude of windows fitted with black out curtains mean that this bright sitting room can quickly transform into a home cinema. On the other side of the hall is the kitchen. Arguably the best room in the house, a vaulted and glazed wall at one end fills the room with light. There is a central island, an electric AGA, induction hob, space for a large dining table and a door to the courtyard/terrace. A door links the kitchen to the dining room which is a similar size but with a warmer atmosphere and ideal for entertaining on a large scale. A library, garden room, study and office fill the southwestern wing of the house and are linked externally by a verandah. Between the kitchen and the garden room there is a conservatory. Also on the ground floor there is a large utility room which connects to a boot room and double garage.

On the first floor a galleried landing leads to four bedrooms. The impressive main bedroom suite has a balcony, dressing room and a luxurious bathroom. Bedroom two has an en suite bathroom and walk in wardrobe whilst two further bedrooms share a shower room.

Outside
Old Mill House is set in about 0.66 acres which extends mainly to the south and west and is principally grass. A sheltered terrace beside the conservatory is a lovely spot to sit out in good weather, as is the verandah which spans the entire western gable of the property. The Tay estuary is only about 100 metres from the property and tantalising glimpses of the water can be seen from the house.

Directions

From Perth exit the A90 at Glencarse and follow signs to Errol. After about 3 miles, and before reaching Errol village, turn right at the signpost to Port Allen. Follow the road almost to the end and turn right into the driveway of Old Mill House (just before reaching the old farmhouse).
