Description

Belvedere House is a B Listed property constructed in 1867 as part of Trevelyan Castle (later re-built as neighbouring New Fargie House). Its Jacobean-style gables and circular tower give it character and great presence. In 1989 the building was converted into a home. The vaulted reception hall makes a welcoming entrance and has a fireplace with woodburning stove. It is flanked by two fabulous entertaining rooms: the drawing room which has an open fireplace and the dining room which has space for a large dining table. Both these rooms have windows overlooking Belvedere's fields and frame an incredible view. The dining kitchen has space for a dining table as well as comfortable seating and is linked to the Conservatory. On the first floor a galleried landing leads to four double bedrooms (one with en suite bathroom) and one single bedroom, a bathroom and a shower room. While Belvedere House is enormously comfortable there is great scope to modernise the property.

Cottage
A pretty stone-built single storey cottage accessed from the courtyard would be ideal for a housekeeper, relative or guests depending on requirements. It has one bedroom, kitchen/living room and a shower room. It also has a small sunroom overlooking a little private garden.

Garden and grounds

Belvedere is set in gardens and grounds extending to just over 21 acres. Electric gates open to a gravel parking area with lovely old cobbles laid out by the front door. The designed garden is mainly to the south where herbaceous borders are enjoyed from the sunroom. To the west an expanse of mown lawn is planted with specimen trees. A grassy path leads to a magical spot at the western edge of the garden where a huge view unfolds. The remainder of the land at Belvedere is hill grazing that would be ideal for any buyer with sheep or hobby livestock.

Directions

From Perth exit the M90 at Junction 9 (Bridge of Earn) onto the A912. Go straight on at both the roundabouts to the Bein Inn. Turn left and proceed for about 1 mile. The shared (unmarked) private road to Newfargie is on the right hand side. Drive up the hill following the road around a couple of corners and following signs to Belvedere House. Having passed New Fargie House on the right, the road takes a sharp turn to the left. Instead of following the road, go straight on at this corner passing a property called Ardchoille and then proceed to the entrance gates of Belvedere House which are straight ahead.
