Nestled in Oprtalj the far northern part of Istria, between the towns of Buje to the west and Buzet to the east, this spacious land plot with unique project boasts beautiful view of the Mirna River valley.

THE SITE

The total area of the plot is approximately 3 hectares (30.260m2), out of which 1.85 hectares are designated for residential development. The remaining 1.17 hectares are intended for park areas and a pool. The plot has a trapezoid shape, measuring approximately 300m from east to west and 150m from north to south. The terrain slopes down towards the south, with an elevation difference of approximately 21m.
In the central part of the plot, designated for residential development, there is a subdivision forming 22 building plots with a total area of 1.85 hectares.

PLANNING

The local authority is the Municipal Council of the Municipality of Oprtalj. The land is located in a residential zone and is suitable for the construction of a residential complex. The presented architectural solution is only an example of a possible approach. The owner has complete freedom to design the plot according to their own ideas. The minimum area of one plot is 600 m², while there is no upper limit on the plot area.
