The Property offers excellent access with extensive frontage on Class V and Class VI roads as well as frontage on Route 202 (Class I Primary State Highway). The Property’s location relative to forest product markets is excellent, with several mill and brokerage yards within 50 miles, allowing for the utilization and sale of all product categories, from veneer logs to firewood.
The Property’s timberland has been managed by New England Forestry Consultants and is primarily stocked with excellent quality red oak and white pine. The most common species are northern red oak and eastern white pine. Other common species include red pine, eastern hemlock, sugar maple and red maple, along with eleven other less common species. LandVest’s Forest Resources Division determined that the quality of merchantable wood is excellent across the property, with nearly two-thirds of the basal area considered to be acceptable growing stock.
Soil conditions across the property are generally excellent for growing timber. Soil composition is dominated by well drained, fine sandy and loam types. Due to the property’s location along the Contoocook River and the presence of stone walls throughout, it’s likely that the land was used for agriculture during the colonial period, including pasturing livestock.
There are several small, forested wetlands throughout the Property, but these can be avoided during harvesting. Water bodies include the Contoocook River and Powder Mill Pond.
LandVest’s Forest Resources Division prepared Timber Volume & Value Estimates, dated November 2022, and concluded a total timber capital value of $1,693,933.
