Husthwaite is a charming village situated in a beautiful stretch of countryside close to the edge of the North Yorkshire Moors National Park and Howardian Hills. It enjoys an unusually good range of local amenities, including a primary school, excellent pub, bus service, twelfth century church, thriving village hall and excellent network of footpaths linking the surrounding countryside.

The Georgian market town of Easingwold is a few minutes’ drive away; the City of York lies to the south, the A1 to the west; and the East Coast mainline runs through Thirsk and York. There are excellent state and private schooling options within easy reach, including Ampleforth, Cundall and Queen Mary's in Topcliffe.

Beal Cottage is a highly individual period village house which has been the subject of a significant programme of modernisation and improvement, which has seen the property almost completely remodelled and extended forming a perfectly balanced home ideally suited to modern living. In addition to the structural changes to the property has been re-insulated, re-wired, including CAT 5/6, as well as an improved central heating system incorporating under floor heating throughout the ground floor, fed by an air source heat pump. The highlight has to be the new extension to the rear of the house which incorporates a stylish kitchen and space for dining and sitting on either side, all bordered by floor to ceiling bi-folding doors.
