A Pair of New York Penthouses Sells for $45 Million

After four years, developer Ian Bruce Eichner has found a buyer willing to pay $45 million for two penthouses atop his Madison Square Park Tower condominium.
The trophy units, which span 13,000 sq. ft across two floors, were most recently listed for $52 million, the WSJ reported.
One of the units is configured as a three-bedroom and the other is an unfinished white box.
The sale brings the East 22nd Street building to more than 90% sold, Mr. Eichner said. It’s taken more than four years to get to that point, as the New York luxury market suffered amid an influx of new condo inventory in Manhattan.
Overlooking Madison Square Park, the roughly 80-unit building has a full-time doorman, a large fitness center and yoga studio, a basketball half-court, a library, a children’s play room and a private club floor with a catering kitchen that can be used to host resident parties.
